The RICS HomeBuyer (Level 2) Report is a pre-set format report that is suitable for simple, traditional properties that appear in reasonable condition. It does not go into as much detail as the Building Survey and cannot be tailored toward the property requirements. The Report has three condition ratings to evaluate and describe the condition of the property and how urgently it needs repairing.
A HomeBuyer (RICS Level 2) Report involves a thorough inspection of the accessible areas of the property both inside and outside, including visible areas such as roofs, walls, floors, ceilings, doors, windows, and more. It’s important to note that the RICS HomeBuyer Report is not as comprehensive as a Building Survey. If you are considering purchasing an older property, a property in poor condition, or a property with non-standard construction we recommend you consider a more detailed Building Survey for an expanded in-depth analysis of the property’s condition.
The RICS HomeBuyer Report is designed to help buyers make informed decisions and negotiate the purchase price based on the property’s condition. It’s a valuable tool for minimising the risk of unexpected repair costs or issues after the purchase.
